Attic Drone

A Different View of Difficult Attic Spaces

Attics can be among the most challenging areas of a home to inspect. Deep insulation can conceal ceiling joists, low rooflines can restrict movement, and plumbing lines, electrical wiring, ductwork, or fragile ceiling materials can make walking through the attic unsafe.

When conditions permit, our attic drone provides an additional way to visually examine areas that may not be safely reachable from the attic access.

The attic drone may help us document visible conditions involving:

  • Roof sheathing

  • Structural framing

  • Insulation coverage

  • Ventilation components

  • Plumbing and exhaust terminations

  • Moisture staining

  • Suspected condensation

  • Discolouration or visible organic growth

  • Areas located beyond the inspector’s safe physical reach

Drone use depends on the size, configuration, visibility, and condition of the attic. It may not be appropriate in extremely confined spaces, near loose wiring, or where insulation and other materials could interfere with safe operation.

The attic drone does not see through insulation, walls, or finished surfaces. It provides another visual perspective within areas that are open and suitable for safe operation.

Remote Inspection Crawlers

Spirit Rover and Wombat Rover

Low-clearance crawlspaces, under-floor areas, and other confined locations can be difficult or unsafe for an inspector to enter. Ionsight uses remote-controlled inspection crawlers—including the Spirit Rover and Wombat Rover—to help investigate selected spaces when site conditions allow.

These mobile camera platforms can travel into areas where physical entry may be restricted by limited clearance, exposed soil, mechanical equipment, insulation, debris, or other obstacles.

Crawler inspections may help us observe and document:

  • Foundation walls and structural supports

  • Floor framing

  • Plumbing lines and visible drainage components

  • Ductwork

  • Insulation and vapour barriers

  • Evidence of water entry

  • Moisture staining

  • Debris or damaged materials

  • Visible pest activity

  • Conditions in areas beyond normal physical reach


Having more than one crawler allows us to select the platform best suited to the available clearance, surface conditions, and configuration of the space.

Crawler access is never guaranteed. Standing water, heavy debris, unstable surfaces, extremely low clearance, loose insulation, abrupt level changes, or other obstructions may prevent or limit its use.

Infrared Thermal Imaging

Looking for Temperature Differences

Infrared thermal imaging allows us to identify surface-temperature differences that may not be immediately apparent during a conventional visual inspection.

Depending on conditions, thermal imaging may help identify patterns associated with:

  • Possible moisture intrusion

  • Missing or inconsistent insulation

  • Air leakage

  • Heating irregularities

  • Suspected plumbing leaks

  • Electrical components producing unusual heat

  • Areas requiring closer investigation

A thermal camera does not see through walls, and a temperature difference does not automatically mean that a defect exists. Weather, sunlight, heating systems, airflow, building materials, and indoor conditions can all affect thermal patterns.

Thermal findings are therefore interpreted alongside visual observations, moisture readings, and the inspector’s professional judgment.

Electronic Moisture Detection

Verifying Suspected Moisture Conditions

Water damage is not always obvious. A surface may appear dry even when conditions suggest that moisture may be present within or behind accessible materials.

Electronic moisture meters help us evaluate suspicious areas more carefully. We may use pin-type or non-invasive moisture-detection methods, depending on the material and location.

Moisture testing may be used around:

  • Windows and exterior doors

  • Plumbing fixtures

  • Basements and foundation walls

  • Ceilings below bathrooms or roof areas

  • Attic components

  • Mechanical equipment

  • Areas showing staining or deterioration

  • Locations displaying unusual thermal patterns


Moisture meters help support the inspector’s observations, but readings must be interpreted in context. Material type, surface coverings, metal components, temperature, and other conditions can affect the results.

Borescopes and Inspection Cameras

A Closer Look into Accessible Openings

Borescopes are small inspection cameras that can be used to look into certain narrow spaces, equipment compartments, cavities, and accessible openings.

Where appropriate, they may assist with the examination of:

  • Mechanical equipment

  • Plumbing chases

  • Cabinet and fixture openings

  • Small structural spaces

  • Existing holes or access points

  • Areas behind or beneath accessible components


Home inspections in Alberta are visual and non-invasive. We do not cut holes, remove finished materials, or cause damage to gain access. Borescopes are used only where a suitable opening already exists or where access has been specifically authorized.

Indoor Air-Quality Technology

Measuring Conditions You Cannot See

Indoor environmental concerns are not always visible. Ionsight uses air-quality instrumentation to collect measurable information about conditions within the home.

Our standard home inspections include air-quality readings on each level of the property. These readings provide a snapshot of conditions present during the inspection and may identify results that deserve further investigation or longer-term monitoring.

Environmental conditions can change because of occupancy, ventilation, cleaning products, outdoor air, renovations, pets, cooking, humidity, and the operation of heating or cooling equipment. Snapshot readings should therefore be considered screening information rather than a complete assessment of long-term exposure.

Additional indoor air-quality, mold-sampling, and environmental assessment services are available when a more detailed investigation is required.

Basic Radon Gas Assessment

A Snapshot Included with the Inspection

Radon is a naturally occurring radioactive gas that can enter a building through openings in the foundation. It cannot be seen, smelled, or tasted.

Ionsight includes a Basic Radon Gas Assessment with its standard home inspections. A radon monitor is placed in the basement or lowest suitable level to collect a short-duration snapshot during the inspection.

This assessment provides preliminary screening information only. It is not a substitute for a long-term radon test.

Because radon levels can vary significantly from day to day and season to season, Health Canada recommends long-term testing for at least three months during the heating season. Ionsight recommends longer monitoring—ideally six months or more—for a more representative assessment of average radon exposure.

If radon mitigation is required, Ionsight can also provide post-mitigation testing to help confirm the system’s performance.

Laser Measurement Technology

Accurate, Non-Contact Measurements

Laser tools allow us to take selected measurements efficiently and without unnecessary physical contact with building components.

Depending on the inspection, these tools may assist with evaluating:

  • Approximate distances and clearances

  • Ceiling heights

  • Room or building dimensions

  • Surface temperatures

  • Slopes or changes in elevation

  • Areas that are difficult to measure manually


Measurements collected during an inspection are approximate and are not intended to replace a legal survey, engineering assessment, energy audit, or code-compliance evaluation.

Sewer Camera Inspections

Examining the Building Sewer Line

A standard home inspection cannot determine the internal condition of an underground sewer line. A professional sewer scope uses a specialized camera system to examine the accessible interior of the building sewer.

Through our trusted sewer-scope partners, professional camera equipment may be used to identify visible conditions such as:

  • Root intrusion

  • Cracks or damaged piping

  • Offset joints

  • Low areas or standing water

  • Debris and restrictions

  • Corrosion or deterioration

  • Inappropriate pipe transitions

  • Evidence of previous repairs

  • Conditions that may contribute to future blockages


A sewer scope is especially valuable for older homes, properties with mature trees, homes with a history of drainage problems, and situations where the condition or route of the sewer line is unknown.

Sewer-scope inspections are available as an additional service and are subject to suitable access to the drainage system.

High-Resolution Photos, Video, and Digital Reporting

What Inspection Technology Can—and Cannot—Do

Advanced technology can extend the inspection, provide additional evidence, and help identify conditions that deserve closer attention. However, no inspection tool can make a building completely transparent.

Our equipment cannot:

  • See through walls, ceilings, floors, or insulation

  • Guarantee access to every confined area

  • Predict exactly when a component will fail

  • Confirm concealed construction

  • Replace destructive or invasive testing

  • Eliminate the limitations created by weather, finishes, stored belongings, or restricted access

  • Replace specialized engineering, environmental, electrical, plumbing, HVAC, or laboratory evaluations when those services are required


Technology supports the inspection. The most important part remains the inspector’s training, experience, professional judgment, and ability to explain what the findings mean for you.
